Explore rent rates, TI, LOI/RFP overview.

Shortlist & Negotiation

Narrow to top 2–3, submit and negotiate LOIs/RFPs.
Tours to final LOI: typically 30–60 days (can be faster or slower depending on negotiations).

Design & Construction Kickoff

Space planning, contractor introductions, design-build vs. architect + GC.
Note: This often begins in parallel with the lease drafting stage to save time.
